Megaworld sells out residential villages in Metro Manila, key provinces

June 19, 2026

Property giant rakes in P28B in sales of residential lots, reflecting strong demand for its horizontal developments not only in the provinces, but also in Metro Manila

After registering strong reservation sales for various vertical residential projects early this year, property giant Megaworld has carried its strong momentum in its residential business, driven this time by the robust performance of its horizontal residential developments, particularly villages.

In recent months, Megaworld sold out lots in four of its residential villages across Metro Manila, Ilocos Norte, Cavite, and Palawan, highlighting sustained demand for its properties, including horizontal developments, within its master-planned townships across the country, with total sales revenues of around P28-billion.

These include Paragua Beach Village within the 462-hectare Paragua Coastown township in San Vicente, Palawan; Maple Grove Park Village inside the 140-hectare Maple Grove township in General Trias City, Cavite; Ilocandia Beach Village, the first beachside residential village within the 84-hectare Ilocandia Coastown township in Laoag City, Ilocos Norte; and Embassy Hills in Quezon City, Megaworld's first ultra-luxury residential development under the Megaworld Luxe Collection.

“We continue to pursue our strategy of diversifying our residential portfolio to address the evolving needs and preferences of homebuyers and investors. Beyond our condominium developments, we remain focused on expanding our horizontal residential offerings, which continue to generate strong market interest across our townships not only in Metro Manila but also in key growth areas in the provinces. The sustained demand for these developments reflects the strength of our township model and reinforces our confidence in the long-term growth potential of our master-planned communities nationwide,” says Lourdes T. Gutierrez-Alfonso, president and chief executive officer, Megaworld.

Located within the eco-tourism township of Paragua Coastown in San Vicente, Palawan, Paragua Beach Village offers residential lots designed for modern island living in one of the country's most promising tourism destinations, which is home to the longest white sand beach in the country. The village is strategically situated near the township's future commercial and leisure components, including hotels, retail establishments, and wellness-oriented attractions.

Maple Grove Park Village is the first residential village within Megaworld’s Maple Grove township. The 22-hectare development features 377 residential lots and is designed as a community highlighted by lush parks, wellness gardens, water features, and a clubhouse with luxury spa resort-inspired amenities. Designed by internationally renowned architectural and planning firm Wimberly, Allison, Tong & Goo (WATG), Maple Grove Park Village promotes a lifestyle centered on wellness, exclusivity, and nature-inspired living.

Ilocandia Beach Village marks Megaworld's entry into horizontal residential developments in Ilocos Norte. Surrounded by the province's renowned beaches and tourism destinations, the residential village is envisioned to offer a distinctive coastal lifestyle while benefiting from the township's planned commercial, hospitality, and recreational components. Future residents will also enjoy access to the soon-to-rise Ilocandia Beach Club along the township’s 1.4-kilometer pristine coastline. Envisioned as Laoag City's first and only beach club, it draws inspiration from the tropical vibrance of the world-famous beach clubs on Sentosa Island in Singapore.

Located in New Manila, Quezon City, Embassy Hills is the first project under Megaworld's Luxe Collection, a premium portfolio catering to the ultra-high-end residential market. The development features expansive lots, exclusive amenities, and a master-planned community designed to provide privacy, exclusivity, and elevated living experiences for discerning homeowners.

This June, Megaworld celebrates its 37th year in the Philippine real estate industry as it continues to uplift lives, impact society, and help shape the nation through its 37 townships across the country spanning more than 7,000 hectares of land from Luzon, Visayas, and Mindanao.

Today, Megaworld remains to be one of the Philippines’ biggest property giants today with over 800 residential developments spread across the country, and it remains to be the largest office landlord and the largest hotel operator in terms of room keys in the Philippines.
