Megaworld President is one of only 4 Filipino Women Leaders in Fortune’s 'Asia's 100 Most Powerful Woman’ this year, the only one from the PH Real Estate Industry

Company executive named in the list for the third consecutive year

 

Megaworld President and CEO Lourdes T. Gutierrez-Alfonso has been hailed as one of ‘Asia’s 100 Most Powerful Women’ by global business publication Fortune Magazine, becoming the only female leader from the Philippine real estate industry to make it to the coveted list this year.

 

Gutierrez-Alfonso stood at #87 in this year’s list, rising from #92 the previous year, to further strengthen her standing among Asia’s most influential business leaders. The prestigious Fortune list recognizes women leaders whose measurable impact, strategic influence, and leadership are shaping the future of business across the region. This distinguished roster spans 14 markets across Southeast Asia, Greater China, India, Japan, South Korea, and Australia.

 

She has been with the company since it was founded in the late 1980s. Her almost four-decade career has coincided with Megaworld’s transformation from a young property company into one of the Philippines’ largest real estate groups. She oversees Megaworld’s extensive portfolio of townships, offices, lifestyle developments, and hospitality assets.

 

The latest accolade from Fortune Magazine adds to the growing list of major recognitions for Gutierrez-Alfonso. Earlier this year, she was hailed as the ‘Real Estate Personality of the Year’ at the PropertyGuru Philippines Property Awards. She has also been the lone Filipino included in Forbes Asia’s 50 Over 50 list, and was recognized among Forbes’ Asia Power Businesswomen 2024.

 

From its pioneering Eastwood City township, Gutierrez-Alfonso has become a significant figure behind Megaworld’s continuing success, with the company now growing its portfolio of integrated townships to 37 across Luzon, Visayas and Mindanao. The company has also built the Philippines largest office portfolio, with more than 1.7 million square meters of office gross leasable area, serving multinational and Fortune 500 companies, including JPMorganChase, Tesla, Google, Coca-Cola, Reckitt Mead Johnson, Samsung, and Bayer, among others.

 

Megaworld is also currently the Philippines’ biggest hotel developer and operator, with 17 hotel properties and around 8,500 room keys under its name. This massive portfolio was recently highlighted by a milestone partnership with global hospitality group Accor, which paved the way for the emergence of Mercure Mactan Cebu in Lapu-Lapu City, Cebu, and the transition of the 1,530-room Grand Westside Hotel to  Mövenpick Manila Bay Westside, the world’s largest Mövenpick hotel.

 

Megaworld has likewise expanded its MICE business with the opening of Mactan Expo, which was inaugurated by President Ferdinand Marcos Jr. and hosted the 48th ASEAN Summit. Its 27 lifestyle malls spread across the country have brought international dining and retail concepts to the country, including Gordon Ramsay restaurants, Morton’s The Steakhouse, Shake Shack, Wolfgang’s Steakhouse, and the Tesla Experience Center.

 

Megaworld’s financial performance has continued to gain momentum under Gutierrez-Alfonso’s leadership. In the first six months of 2026, the company posted P12.7-billion in net income, up 5% year-on-year, driven by broad-based growth across its office, mall, and hotel businesses. The results reinforce the strength and resilience of Megaworld’s diversified business model as it continues to expand across the country.

 

That momentum is part of a much bigger growth story. Over the past decade, Megaworld has more than doubled its net income from approximately P11.8-billion in 2016 to a record P24-billion in 2025. This sustained earnings expansion has been backed by a disciplined and relatively conservative balance sheet, giving the company the financial strength and flexibility to continue investing, expanding its portfolio, and pursuing new opportunities across the country.
