Megaworld jumpstarts land development in Ilocandia Coastown; launches first residential village

February 25, 2026

Future residents of the 19.4-hectare Ilocandia Beach Village will have direct access to the beach, allowing them to enjoy views of the picturesque coastline from their backyard

Following the launch of the 84-hectare Ilocandia Coastown in 2024, property giant Megaworld is set to begin land development in its premier beachside township this year, paving the way for the construction of roads and other key infrastructure, as well as the launch of its first residential development in Ilocos Norte.

Poised to become the first and only exclusive and gated residential village with direct access to the beach in Laoag City, Ilocandia Beach Village will be a master-planned community set to occupy 19.4 hectares of prime coastal land facing the sea along the western coastline of the city. The Village will offer a total of 446 lots ranging in size from 230 square meters to 406 square meters. Future residents will have direct access to the beach and take in immaculate views of the sea right from their doorsteps, mirroring the iconic tropical vibrancy and coastal elegance of Santa Monica in California.

“We envision Ilocandia Beach Village transforming the landscape of the city by offering a unique and vibrant lifestyle that celebrates the beauty of Ilocandia’s stunning coastline,” says May Santos, head of sales and marketing, Ilocandia Coastown.

A major highlight of the Village will be the two-story Clubhouse with a design inspired by modern tropical architecture.

To be framed by small to medium trees and low-lying shrubs, the Clubhouse will feature its own drop-off, reception, and lounge areas to welcome residents and visitors.

Inside, guests will be ushered in to an airy, high-ceiling space wrapped in continuous floor-to-ceiling glass windows that allow natural light and ventilation to come in.

Generous amenities will highlight this Clubhouse, which include a fitness center featuring its own movement studio, a function hall that accommodate up to 160 persons, an entertainment room, a kids’ play room, a swimming pool with jacuzzi and spa-jet facility, pool deck with cabanas, sun lounges, alfresco dining area, and an outdoor workout area.

Directly connected to the Clubhouse will be the Central Park, which will be designed for both active wellness, leisure, and recreation.

The Central Park will feature an extensive network of jogging paths that weave through the landscape, seamlessly connecting a covered picnic grove, a multi-play court with dedicated bleachers, and an expansive green lawn.

Ilocandia Beach Village will also have several linear parks that cut across select residential blocks. These parks will feature pocket gardens and dedicated fitness trails ideal for morning jogs, sunset walks, or leisurely cycling.

The park can also serve as a quiet spot for residents to relax or simply enjoy the sea breeze.

There will also be a sand play area where kids can socialize and engage in active play.

The Village will also have its own dedicated pet park, a thoughtfully designed space where residents and their pets can hang out, roam, and play.

The park is outfitted with various play equipment to keep pets active and engaged, alongside convenient hydration stations and integrated waste disposal points to ensure a clean, seamless experience for everyone.

Ilocandia Beach Village will also have its own urban agri park, featuring an interactive edible garden and seating areas for residents to gather.

In terms of infrastructure, Ilocandia Beach Village will also become the first village in Laoag City to feature an underground cabling system for all electrical and telecom utilities, in order to preserve the pristine, panoramic beauty of the beachside development.

Lots in Ilocandia Beach Village will be ready for turnover by 2031, and Megaworld expects to generate P2-billion in sales for this project.

Ilocandia Coastown is envisioned to become a major business, lifestyle, and tourism destination in Laoag City, particularly with its close proximity to the Laoag International Airport. Aside from Ilocandia Beach Village, the township will showcase a wide array of township components, such as an iconic town center, lifestyle mall, commercial developments, hotels, a shophouse district, and other leisure and recreational facilities. These elements serve to highlight the township’s character as the first and only LIVE-WORK-PLAY integrated township in the entire Ilocos Region.

Featuring its own 1.4-kilometer beachline, Ilocandia Coastown is strategically located just adjacent to the world-famous Fort Ilocandia Hotel. The township is only less than 15 minutes away from the airport, and just less than 30 minutes away from Paoay Church, one of only four Baroque Churches in the Philippines recognized as a UNESCO World Heritage Site.
