One World Square

One World Square is located right at the entrance to McKinley Hill. The building is 11 storeys high and provides 30,000 square meters of prime office space. The first office tower to feature varying floor plates, The 2nd to 5th floor offices host 5,000 square meters of space and the 6th-7th floor, 2,000 square meters. The top four floors provide floor plates of 700 square meters.

Since the building is located within the McKinley Hill Cyberpark – which is accredited by the Philippine Economic Zone Authority (PEZA) board as an ecozone, One World Square BPO tenants will be entitled to various fiscal and non-fiscal incentives, including income tax holidays.

In addition, shops such as McDonald’s, Starbucks, and 7-11 are now open or are set to open at One World Square’s ground floor level to provide convenience to the tenants’ workers 24 hours a day, seven days a week.

8 Park Avenue

Green Building. With the installation of dozens of solar panels at the rooftop of the 8 Park Avenue BPO development in McKinley Hill, Fort Bonifacio, Megaworld is the first property firm to utilize the power of the sun to electrify a BPO building – solar power.

The building is designed to conserve electricity. 8 Park Avenue’s zoning system for air conditioning gives tenants the flexibility to cool only specific areas at specified times. BPO firms, by nature, have peak and low staffing requirements throughout the business day, and this system is a perfect fit. This is again expected to bring down demand for electricity, the need for fossil fuels, and carbon emissions.

The building is also designed to conserve water. The male washroom’s urinals are fitted with self-enclosing automatic top closets. Half a million gallons of water are expected to be saved annually. Meanwhile, the building also has an underground cistern that will collect and filter rainwater for watering plants. This, of course, lessens demand for water.

This 15−storey BPO building is the only one within this 50−hectare township that is integrated with The Venetian Mall and its grand canal, piazza and other highly anticipated commercial offerings.

Megaworld is donating 2,000 square meters of prime office space for the permanent home of PCCI. The Commerce & Industry Plaza will be turned over to PCCI and McKinley Hill Cyberpark’s BPO locators by the first quarter of 2009.
